Wood Stove, Chimney Liner & Full Installation Price Guide
This assumes you have an open fireplace, with a fire chamber big enough to accept a wood stove, a hearth of sufficient size to meet building regulations (commonly at least 300mm in front of a stove), and a brick-built chimney able to accept at least a 5 inch flexible chimney liner. There are other requirements, like distance to nearby combustible materials, but these can be discussed on survey or with your photos or measurements.
This type of installation involves a crew of 2-3 installers and can usually be completed in one day, assuming the fireplace and chimney are ready to accept the stove and liner. The stainless steel chimney liner is fed into the chimney from above and a suitable cowl fitted, usually with a rain and bird guard. Above the fireplace a register plate is fitted to seal the chimney void and prevent heat loss up the chimney. The stove is installed and connected to the liner with suitable connections, adapters and fittings. A carbon monoxide detector alarm is fitted to the room as standard. The stove is commissioned, tested & certified under HETAS
The cost of an installation like this usually comprises two elements: the cost of the stove and the cost of the installation. Stoves of 3 to 7Kw output generally range in price from £900 to £1800 and the installation, including all materials, labour and certification, for a bungalow or two storey house is in the region of £1400. These prices include 20% VAT.
Total package price, including the stove and VAT, is typically £2300 to £3200 including the stove

Wood Stove , Twin-wall Sectional Built Chimney & Full Installation Price Guide
This assumes that you do not have a chimney or possibly a fireplace. Maybe a modern house or an old barn conversion, or possibly you have a chimney but that's not where you want the wood stove to be? Bear in mind that we can build you a fireplace and a brick chimney, or a combination fireplace and sectional chimney. More commonly the stove will free-stand in the room on its own hearth with a sectional chimney either going up through the building or through the wall and up the outside of the building.
This type of installation involves a crew of 2-3 installers and can often be completed in one day with a little forward planning. The installation is generally built "from the floor upwards". A non-combustible hearth goes in first (we can supply & fit), then the stove, and then the sectional chimney is built up, either through the ceilings and roof or through the wall behind and up the side of the building to a height to meet building regulations. Â A carbon monoxide detector / alarm is fitted to the room as standard. The stove is commissioned, tested & certified under HETAS
The cost of an installation like this usually comprises of two elements: the cost of the stove and the cost of the installation. Free-standing stoves, often with a log store below, of 3 to 7Kw output generally range in price from £1500 to £2500 (a £900 "fireplace stove" could be used but may look "lost" as a free-standing stove alone) and the installation for a two storey house in the region of £1500 to £2500. These prices include 20% VAT.

Fireplace Modification Price Guide
There are many variations of this type of project but perhaps the most common is where a customer already has a fireplace to a brick chimney but:
- The current fireplace is too small to accept a wood stove and needs to be increased in size
- The fireplace has been closed off in the past, needs opening up, and possibly modified in size
- A combination of above including maybe the removal of a previously fitted old fire front, mantel or surround
Because of the many different variations and possibilities of what you have now, and what you would like to achieve, it's very difficult to provide accurate "ball-park" figures, so we've given a common example of the type of modification we carry out frequently, with some example figures to help you judge the sort of costs to expect.

This type of installation involves a crew of 2-3 installers and usually takes more than one visit. A fireplace modification is often a two, or possibly three-visit job. One to break out and remove / modify what's not needed and fit any lintels or supports required. The mortar used then has to harden before perhaps plastering, if required, is carried out. Then a final visit to fit the hearth, chimney liner and stove. Plus any fire surround, mantel or over-fireplace mantel beam.
In the example shown in the pictures above the first visit involved removing and disposing of a 1950s tiled fire surround and brickwork and fire bricks from the fire chamber. This revealed that a previous modification had been carried out without installing a supporting lintel. A reinforced concrete lintel was fitted. A job like this usually comes out in the region of £400 to £600 inc VAT but will vary depending on size and complexity.
The plastering, although only a relatively small area, ties up our plasterer for a day as layers need to dry before the next coat and finish. So allow £350 to £450 inc VAT to cover time, materials and travel
A granite hearth similar to that shown, which includes an inner hearth in the fire chamber and a front hearth, including supply and installation, is again likely to be around £350 to £450 including VAT but will vary depending on size and complexity
The fire chamber, once opened out, may be found to be fine, as it is, without further attention. If however it is in a poor state it may be necessary to line it. This can be done with a plain fireproof fireboard and painted with water based paint or a bespoke hand-built brick slip lining.
For a medium sized fireplace allow around £250 inc VAT for a plain lining and around £650 inc VAT for a hand-built bespoke lining using brick "slips" (real brick but thin, like tiles to save space), including installation and VAT, like the examples shown.

Fireplace Surrounds, Mantels and Beams Price Guide
This may be the finishing touch to a full stove installation, or you may simply be looking only to add or replace a mantel your existing fireplace. Either way, there is no shortage of choice and a wide range of prices to suit all pockets. Consider first what may need to be removed and made good before the installation can begin. See above "Fireplace modification"

Stone Mantel Surround
Adding a stone mantel to a stove supply and installation package starts at around £750 inc VAT for a simple mantel as the one shown. More complex, high value stone examples go towards £1500. This assumes we're already on site making other installations, like the stove and liner. For a "mantel only" supply and installation the price is likely to start closer to £1000. We do sometimes have end of line "Offer" fireplaces. The sky though is the limit on mantels with some of the Chesneys range running to many thousands
Oak & Fireproof Mantel Beams
A popular alternative to the stone mantel is a timber or fireproof (when required) mantel beam. Both types are similar in price and require similar installation and costs. Shaping, colouring and fixing kits are normally included in the price. As per the stone mantels, installation costs will be much reduced when part of a stove installation package. However, DIY installation can be fairly straightforward and we are happy to supply and advise
Oak or Fireproof mantel beams are similar in price and start around £300 to £450 including VAT and installation costs
Hearths Supply & Installation Price Guide
Hearths are generally supplied and installed either for an open fireplace or for a free-standing stove to a sectional twin-wall chimney installation. In both cases, for a medium sized hearth, an approximate ball-park figure is in the region of £400 inc VAT installed. Naturally this will vary, up and down, with the actual size of the hearth, its complexity and choice of stone. We can also supply for DIY installation and have our own hearth cutting and polishing facility at the Paddock Wood branch
Building regulations:
As a general rule, a stove will require 300mm (about 12 inches) of non-combustible base, or hearth in front of the stove and 150mm (6 inches) on either side of the stove to meet UK Building regulations. Stoves that stand alone in a room and are not in a fireplace with a flue going up a brick chimney generally require a hearth of 840mm x 840mm minimum to meet UK Building regulations. Notwithstanding this, they will still need to meet the 12" / 6" rules above, so may need to be bigger, depending on the stove position. However, the manufacturer's installation instructions may differ from that and, if so, they override the Building Regulations.Â
This hearth is in honed granite. It's a little larger than average and "boxed & lipped". We fitted it recently as part of a package at £380 + VAT: £456 inc VAT
Fireplace Hearth
This usually involves an "inner hearth", inside the base of the fire chamber and the "front hearth" which projects out into the room (see Building Regs above). These are generally fitted as two pieces with a join. Otherwise the heat radiated from the bottom of the stove, on a large single piece, can cause the hearth to crack. There are various options such as rounded and bevelled edges and corners and the hearth raised as shown in the example (boxed & lipped) which will affect the price
Free-standing Hearth
Free-standing hearths come in a wide range of materials and shapes or completely bespoke, as required. Installation is usually fairly straightforward and included in our quote price when the hearth is part of a stove supply and installation package and we are "on site".
Hearth supply and installation only will cost a little more as we will need to allow for travel and labour time. Please call for an estimate
